Client Context and Challenges

Marriott is a major player in the hospitality industry, committed to delivering excellent service to its customers. For several years, BePark has collaborated with Marriott’s Brussels locations to enhance their parking areas by optimizing the occupancy of vacant spaces and providing services that meet emerging mobility demands.

With the growth of electric vehicles and new legal requirements (such as quotas for charging stations mandated in Brussels starting January 1, 2025), Marriott turned to BePark to integrate a charging solution at several of its sites while optimizing profitability.

The objective was twofold:

1. Improve the customer experience by offering a charging service for the growing number of visitors driving electric vehicles.

2. Comply with new regulations by anticipating the mandatory charging station quotas for hotel parking facil

I. Challenges

1. Managing multiple sites with distinct needs

Each hotel has its own operations and constraints. BePark needed to provide a tailored solution for each site (Rue du Parnasse and Bourse) while ensuring centralized and efficient management.

2. Equipping parking facilities with charging stations without impacting hotel budgets

Like many hotels, Marriott operates with an optimized budget strategy. It was therefore essential to offer a turnkey solution with no initial investment required from the hotel.

3. Delivering a smooth, accessible customer experience

The charging stations needed to be easily accessible to hotel guests and visitors using BePark, while also providing straightforward management for on-site staff.

II. Solutions

1. Installation of charging stations at multiple sites

BePark equipped two Marriott hotels with 6 charging points at Bourse and 10 at Rue du Parnasse, thereby anticipating the growing demand for electric vehicle charging.

2. Third-party investment financing model

Instead of imposing installation costs on the hotels, BePark covered the initial investment. Thus, the hotel benefits from state-of-the-art equipment at no cost, while BePark is compensated through the charges made by users.

3. Enhanced parking value and optimized management

• The charging stations are semi-public: accessible to hotel guests as well as visitors who have access to the parking areas.

• BePark integrated a digitized access system, streamlining entry and exit to the parking facilities via the BePark app.

• By installing charging stations, Marriott has boosted its appeal on booking platforms and on its own website by showcasing this new charging service.

III. Results

An operational and scalable charging offering: Marriott now has a charging infrastructure that meets current needs and complies with future regulations.

Optimized financial impact: Thanks to the third-party investment model, the hotel benefits from the charging stations without direct budgetary impact.

Enhanced parking value: By providing a charging service, Marriott improves the appeal and occupancy rate of its parking facilities, attracting customers sensitive to electric infrastructure.
