I. CHALLENGES
As a social housing company, it is essential for Comensia to offer more than just housing. A significant issue for many potential tenants is parking.
Providing parking spaces is not the main difficulty; the real challenge lies in the substantial administrative workload involved. Parking management is not one of the company’s core activities.
Additionally, social housing companies often face a surplus of parking spaces, which leads to a decrease in the company’s income.
Comensia chose to collaborate with BePark to address the following challenges:
• Reduce the administrative burden (e.g., invoicing, failures, access control) related to parking management
• Establish a customer service system for tenants
• Generate more revenue from underutilized and vacant parking spaces
II. SOLUTIONS
BePark now operates 10 Comensia parking lots to make the underutilized spaces profitable. This has been achieved through BePark’s access technology and operational efficiency.
To fill these empty spaces, BePark will initially offer parking subscriptions at favorable prices to Comensia tenants. The remaining spaces will then be marketed to local residents and people working in the area who are seeking parking solutions.
The system proposed by BePark fully relieves Comensia of all administrative and commercial tasks associated with managing its parking lots. BePark oversees both external tenants and Comensia’s own tenants.
BePark’s responsibilities include:
• Marketing parking spaces
• Creating user subscriptions
• Managing invoicing
• Handling interventions in case of failures
• Providing 24-hour customer service for all parking lot tenants
III. RESULTS
Since the start of the cooperation in August 2018, BePark has significantly increased the occupancy rate of the parking lots by renting spaces to external tenants.
The real estate company can now dedicate more time to its core business, thanks to the time saved on parking lot management.
